HDB seller packages: what does each fee include?
Compare the fee, the work you will do and the conditions together. A shared headline price does not mean every package offers the same service.
Published by Fairnest, one of the providers below. This is a selected comparison of public HDB seller offers, not an independent ranking or a complete market survey. Sources checked . Fees and terms can change; the signed agreement controls your appointment.

Compare the final bill at the same sale price
For an illustrative S$600,000 HDB sale, a 2% fee is S$12,000 before GST, or S$13,080 including 9% GST. A 1% fee with no COV bonus is S$6,000 before GST, or S$6,540 including GST. A S$1,999 fixed fee is S$2,178.91 including GST: S$10,901.09 less than the 2% example and S$4,361.09 less than the 1% example, before any agreed extras. These calculations do not predict the price an agent will achieve.
For Propseller’s published terms, a S$20,000 COV would add S$6,000 before GST to the base fee. Using the same S$600,000 sale and a 1% base, that would be S$13,080 including GST in total. Confirm how the bonus and valuation are defined in its agreement.
Choose around the work you want to do
Owner-hosted viewings suit sellers who can be home for appointments and are comfortable showing the property. If that is difficult, ask for an agent-hosted quote. Fairnest also offers a 1% + GST full-service option agreed before signing, with agent-hosted viewings and video or a virtual tour.
- Ask who replies to buyers, attends viewings and negotiates offers.
- Confirm the portals, photography, advertising budget and any optional charges.
- Check minimum fees, performance bonuses, payment triggers and GST.
- Read exclusivity and termination terms, including what happens if you find your own buyer.
- Verify the appointed salesperson and agency in the CEA public register.
Commission is negotiable; there is no compulsory 1% or 2% fee. See CEA’s consumer guidance. GST calculations use the current IRAS rate of 9%.
