Local seller analysis

Why Queenstown sellers need a narrow comparison set

Queenstown’s 340 3-room transactions have a median of S$450,000; its 299 4-room transactions have a median of S$1,028,000. The difference between those groups makes the all-type median of S$850,000 a poor substitute for your own flat type.

The 3-room middle-80% range is S$335,000 to S$838,540, while the 4-room range is S$825,000 to S$1,200,000. The aggregation cannot tell us how much of either spread comes from lease, floor area, storey or exact location. Do not read it as a measured renovation premium.

Does a million-dollar Queenstown transaction set my asking price?

A headline transaction is one sale, not a valuation of your flat. Check whether its flat type, size, remaining lease and block are comparable. Keep recorded sale prices separate from advertised asking prices, and plan your cash proceeds using more than one possible outcome.

Prepare your comparison before listing

  • Match lease commencement year and flat type before using a record sale as evidence.
  • For executive or other small samples, inspect individual transactions rather than relying on the median alone.
  • Coordinate the sale proceeds and CPF refund with the timing of your next purchase.

What the numbers say about Queenstown

The 3-room flat is the most traded type in Queenstown, with 340 sales and a median of S$450,000. Its 10th–90th percentile range is S$335,000 to S$838,540. Floor level, remaining lease, location and condition may influence prices, but this aggregation does not isolate their effects or record renovation quality.

The typical flat sold here began its lease around 2008, so it is roughly 18 years old. Buyers and their banks look closely at remaining lease, and a flat that cannot cover the youngest buyer to age 95 limits how much CPF can be used, which narrows the pool of buyers for older blocks.

Before setting an asking price in Queenstown

  1. Find your flat type above and check the number of transactions. A small sample deserves more caution than a busy market.
  2. Compare recent sales in your block and nearby blocks, including floor area, storey and remaining lease. Town averages cannot isolate these differences.
  3. Read how COV and HDB valuation work before treating an asking price as an achievable sale price.
  4. Estimate your seller costs and cash proceeds at more than one sale price, then plan your resale timeline around your next home.

These medians combine all flat types. Different type mixes and small samples can make town comparisons misleading.

Observation period: Oct 2025 to Sep 2026. These are historical transactions, not a valuation of any flat. Medians and percentiles are calculated separately for each flat type in each town. Contains information from HDB resale flat prices (registration date), data.gov.sg, accessed on 2026-10-17, made available under the terms of the Singapore Open Data Licence. Flat types with fewer than five transactions are left out; fewer than 20 are flagged as small samples.
