Owner-hosted viewings: the checklist we give every seller
Our seller package keeps the fee low partly because you host the viewings. You already know the flat, the block, and the neighbours better than any agent, and buyers respond to that. What you need is a clear routine so each viewing is safe, quick, and leaves the price negotiation to us. This is the checklist we send every seller before the first visit.

How viewings work under the package
Enquiries from PropertyGuru, 99.co, and SRX come to us. We screen out agents fishing for listings and buyers without financing, then propose viewing slots that suit you. You confirm, open the door, and show the flat. Buyers who want to make an offer are directed to us, and we negotiate on your behalf. You never have to discuss price at the door.
Before the listing goes live
- Declutter every room. Clear surfaces, cupboards half empty, shoes out of the hallway. Buyers are judging space, not your belongings.
- Fix the cheap things: dripping taps, a stuck window, a blown bulb, loose cabinet doors. Each one reads as neglect.
- Deep clean kitchen and bathrooms. Grout, hob, and toilet bowl are where buyers look closest.
- Decide what stays. Aircon, water heater, built-ins, and curtains are normally included; list anything you are taking.
- Photograph after the tidy, not before. We arrange the shoot once the flat is ready.
Scheduling
- Offer two or three fixed windows a week, for example weekday evenings and a Saturday afternoon. Grouping viewings saves you effort and creates a sense of demand.
- Allow 20 to 30 minutes per viewing and a gap between them.
- Tell us any blackout times. We will not book a slot without your confirmation.
- If you are living in the flat, keep a small bag ready so the family can step out for the slot if you prefer not to be present.
An hour before each viewing
- Open curtains and switch on every light, daytime included.
- Run the aircon so the flat is cool when buyers arrive.
- Air the flat; no cooking, no smoking, no strong cleaning smells. A window open for twenty minutes is enough.
- Put away valuables, documents, medication, and anything with your NRIC number on it.
- Pets in a carrier or with a neighbour. Not every buyer likes animals, and some are allergic.
- Beds made, toilet lids down, bins emptied, shoes lined up.
During the viewing: what to say
- Lead with the route: living room, kitchen, bedrooms, then back to the living room where the light is best.
- Share what only an owner knows: the morning sun in the second bedroom, the quiet side of the block, the nearest bus stop, the good hawker stall downstairs.
- Answer factual questions honestly: lease start, when the flat was last renovated, what is included, any known defects. Honesty now prevents a collapsed deal later.
- If asked about the ethnic quota, upgrading, or HDB rules, say we will confirm and get back to them. Guessing is worse than deferring.
During the viewing: what not to say
- Do not name your lowest acceptable price, your timeline pressure, or why you are selling. Any of these weakens the negotiation.
- Do not accept, reject, or counter an offer at the door. Say: our agent handles offers, here is the WhatsApp number.
- Do not sign anything a buyer or another agent hands you. An Option to Purchase is a legal contract with a 21-day lock; we prepare it when the price is agreed.
- Do not disparage neighbours or the block. Buyers can hear it as a warning about you as much as the flat.
Safety and personal data
- We share the names and contact numbers of confirmed viewers with you before each slot. Do not admit anyone who is not on the list.
- Have a second adult present if you can, especially for evening viewings.
- Never share your NRIC, HDB login, bank details, or a copy of your identity card with a viewer. HDB and we will ask for documents through proper channels later.
- Keep a simple log: date, time, names. It helps us follow up and matters if anything goes missing.
- If a viewer makes you uncomfortable, end the viewing. Tell us and we will handle the follow-up.
After each viewing
Send us a one-line message: who came, how long they stayed, what they asked about. Interest usually shows in questions about parking, renovation, or move-in timing. We follow up with every viewer within a day, collect feedback, and tell you what we hear. If the same objection comes up twice, we adjust the listing or talk about price with you.
When an offer comes in
Offers come to us, not to you at the door. We check the buyer's financing and HDB eligibility, compare the offer against recent transacted prices and the likely valuation, and give you a recommendation. You decide. When you accept, we prepare the Option to Purchase, collect the option fee, and take the sale through the HDB Resale Portal to completion.
